Home buildings costs are rising and the process becomes more complicated each year. City building permits, environmental concerns, and cost of living are driving home building prices higher. To be sure that homes are built well, according to code, and as efficiently as possible, a home should be build by a general contractor. A commercial contractor should build a tract of homes. A general contractor deals only with the home. A commercial contractor deals with the additional responsibilities of putting in streets and utilities in a tract. Finding the right contractor for the job is critical to success.
A commercial contractor or a general contractor function as the manager of the building project. The owner should work out a contract, which includes the home building prices on an item-by-item basis. This contract will help control the home building cost as long a the owner does not change plans after the contract is signed. A general contractor should know all the trades he supervises, plus a general contractor needs to know the building codes for the city. The general contractor will work with the city inspectors to pull permits and see that they are signed off.
The general contractor knows the sub-contractors personally or by reputation when he brings them onto a work site. The general contractor negotiates with the sub-contractors to determine costs and work schedules. A commercial contractor has an even more complicated job of coordinating the work done on a whole tract of houses. All the contractors hired for the job should be licensed contractors. Unless all the contractors are licensed contractors, there is no leverage over them to get quality work done on time. Home building cost can suddenly increase if one job is not done and other contractors have to wait to do their jobs.
A construction contractor pours foundations and frames the house. Then the plumbing contractor and the electrical contractor start working. The construction contractor continues work on the inside of the house, coordinating with the plumbing contractor and electrical contractor so he does not close off areas too soon. As each contractor finishes the project, the general contractor oversees the progress and then brings in the building inspectors to sign off the work. Over seeing all the contractors is essential if home building prices are to be controlled. This job is even more financially critical for a commercial contractor.

The roofing contractor is quickly brought in to roof the house. Once the roofing contractor is finished, the inside of the house is protected from the elements and construction can continue. This is important in climates with lots rain and snow. If sky lights are installed, the installation must be coordinated with the roofing contractor to avoid leaks later. Then the HVAC contractor installs the duct system for heating and air conditioning. The HVAC contractor has to finish before dry walling and ceiling are installed. The general contractor gets paid as each project step is completed and gets final payment after the last inspection.
